A True Inn B&B

Lexington, Kentucky

National Register of Historic Places in downtown Lexington, circa 1843; remodeled in 1890, updated throughout in 1994, in operation as inn since 1995.

Lexington, Kentucky is a great place to live and work. It’s small enough to get around easily and to feel a part of the entire community, yet large enough to have the things that make for a great quality of life. The equine industry — breeding, raising, racing, and selling thoroughbred horses is infused into the culture, but so are the arts, sciences, sports and spiritual life. Lexington is like none other. To own and operate a bed & breakfast in downtown Lexington enables the owner to take part in the best that Lexington offers. Certainly, it’s hard work, but the rewards are many. Dare we say, that there is not another business where you can truly decide whether you’re open or not. Select the days that you want to be free and mark those as ‘no vacancy’. Decide whether you want to have six guests for a weekend or only two. We truly hate to give it up, but we have a young son who is about to enter what others have warned us about–’the terrible two’s’ and that seems to call for more attention to him. Besides, we each have another business in addition to the B&B.

About A True Inn: The property has a wonderful history and a great location. It was built in 1843 by the second rector of Christ Church Cathedral, the Rev. John Ward. From outward signs, it was originally a Greek Revival architecture. In 1890, we believe that it was converted into a Richardsonian Romanesque with the addition of a tower, a porch, a gabled roof, stone accents, and stained glass. The Inn was renovated throughout with major systems overhaul in 1995, whereupon it was turned into a B&B. The lot is 1/2 acre with great gardening potential. Three guest rooms are now used, but with ease the new owners could convert back to five (the maximum that Lexington ordinances allow). Competition is limited to four other B&B’s in Lexington-Fayette County–each with a unique style. A True Inn has a following of existing clients that don’t mind paying a little more for a great place and truly great service. All guest records are kept on computer in a convenient format. Seller will assist in the transfer of the license to operate and remain available for a reasonable period of time to make the transition.

Selected antiques and/or reproductions are included in the asking price to enable the new owner to make this a TURNKEY acquisition. Close the deal today and entertain guests tomorrow if you like. Many reservations are already on the books for 2005; we will continue to work the business until closing.

(includes supplies and selected furnishings - plus 1/2 acre of land)
